Full replacement after a hail event
Hail took out the north and west slopes and the homeowner had two other companies tell them it was cosmetic. We documented the bruising properly, walked the adjuster through it, and the claim was approved in full. Owner paid their deductible and nothing else. Tear off and dry in day one, finished the following afternoon.
Standing seam metal on a low slope addition
The previous roofer had put shingles on a pitch too shallow for them, and it had been leaking since the addition was built. Panels formed to length on site, concealed fasteners throughout, and detailed properly where the addition meets the main roof. That transition was the actual source of every leak they had lived with for six years.
Chimney flashing, not a new roof
Homeowner had been quoted for a complete replacement on the strength of one ceiling stain. The roof was eleven years old and in good condition. The leak was step flashing at the chimney that had never been installed correctly. Stripped back, reflashed, counterflashed into the mortar joint, done in an afternoon. They kept the rest of their roof and about eleven thousand dollars.
Flat roof replacement on a retail unit
Tenants stayed open throughout. Old built-up roof removed in sections, new insulation and fully welded TPO installed, and all the curbs and penetrations reflashed. The white membrane dropped the summer cooling load noticeably, which the tenant mentioned before we had finished invoicing.
Replacement with fourteen sheets of rotten decking
A slow leak nobody had noticed had been running down a rafter for years. Fourteen sheets of decking were soft and had to come out. We photographed all of it, called the owner before replacing a single sheet, and priced it at the sheet rate quoted up front rather than inventing a number once the roof was open.
