A stain on a ceiling almost never means the whole roof is finished. Nine times out of ten it is a flashing detail, a cracked boot, or a handful of shingles that lifted in a storm. We get up there, find the actual source, and fix that rather than selling you a roof you do not need yet.

What we repair

The problems that actually cause leaks

Almost every leak we find comes from one of these. None of them require a new roof.

Flashing and valleys

Where the roof meets a chimney, a wall, a skylight or another roof plane. This is where the overwhelming majority of leaks start, and it is almost always a detail somebody rushed rather than a failing roof.

Pipe boots and vents

The rubber collar around a plumbing vent hardens and splits after about ten years in this sun. It is a small part, it is the second most common leak we find, and it takes under an hour.

Missing or lifted shingles

Wind gets under a shingle that has lost its seal and takes it, or lifts a whole run. Replaced and resealed, color matched as closely as the age of the roof allows.

Ridge and hip caps

The caps along the peak take the worst of the wind and the sun. When they crack or blow off, water runs straight into the ridge vent and down into the attic.

Skylights

Usually the flashing kit rather than the unit itself. If the glass is fine and the frame is sound, reflashing costs a fraction of a replacement and stops the leak just as well.

Decking and soft spots

Where water has been getting in for a while, the plywood underneath goes soft. We open it up, replace what is rotten, and dry in properly rather than shingling over a problem.

Gutters and drainage

Water backing up behind a blocked gutter runs under the shingle edge instead of off it. Plenty of "roof leaks" are a drainage problem and cost almost nothing to solve.

Same day when water is actively coming in. We secure the area, stop the damage getting worse, and come back for the permanent repair once conditions allow.

Lifted sections, impact damage, debris strikes. If it turns out to be an insurance claim we will tell you and document it properly rather than quietly billing you for it.

The honest answer

When a repair makes sense, and when it does not

There is a point where repairing stops being the cheaper option. We will tell you which side of it you are on before you spend anything.

Repair it

If most of these are true, spending a few hundred beats spending thousands.

  • The roof is under about fifteen years old
  • The damage is in one area, not scattered
  • Shingles elsewhere are flat, sealed and holding granules
  • There is no sagging or soft decking
  • This is the first or second leak, not the fifth

Replace it

If these are showing up, repairs stop being worth the money.

  • The roof is past twenty years in this climate
  • Leaks keep appearing in different places
  • Granules are washing into the gutters in quantity
  • Shingles are curling or brittle across whole slopes
  • Decking is soft in more than one spot

If you have already been told you need a full replacement and you were not shown photos of what is actually wrong, get a second opinion before you sign anything. It costs you nothing and it is the single most useful hour you can spend on this.

How a repair goes

Four steps, usually one visit

We find the real source

Water travels along rafters before it drops, so the stain on your ceiling is rarely under the hole. We trace it back properly, check the attic where we can get to it, and photograph everything.

You see the photos and the price

Before anything is touched. You get the images from the roof and a written figure. If it turns out to be bigger than it looked, we stop and tell you rather than adding it to the bill.

We do the repair

Most are finished the same visit. Anything needing a part we do not carry gets a date, and we tarp it in the meantime if there is any chance of rain.

Two year workmanship warranty

On every repair. If the same spot leaks again, we come back at no charge. Documented on the invoice, not promised verbally at the door.

The inspection is free. The repair is quoted before we start. There is no callout charge to come out and look, and if the honest answer is that it needs replacing rather than repairing, we will say so and you owe us nothing.

Questions

What people ask

Can you match my existing shingles?
Usually close, rarely exact. Shingles fade with sun exposure, so a new one next to a ten year old one will look newer for a season or two before it weathers in. On a visible slope we can pull replacements from a less visible area and put the new ones there instead.
My ceiling is stained but I cannot find a leak. Is that still a roof problem?
Not always. Condensation from poor attic ventilation, a leaking AC line, or a plumbing issue all look identical from below. That is why we get in the attic where we can, rather than assuming it is the roof because that is what we sell.
How soon can you come out?
Active leaks are same day, including weekends. Everything else is usually within the week. Storm season is the exception, and we will give you a real date rather than a vague one when we book you in.
Is a repair worth it on an old roof?
Sometimes. If the roof has three or four years left and you are selling, a repair gets you there. If it has fifteen years of problems ahead, you are paying twice. We will tell you which one you have and let you decide.
Will a repair affect my insurance claim?
If there is any chance the damage is storm related, tell us before we touch it. We document everything first so the claim is not compromised. An emergency tarp is fine and expected, a permanent repair before the adjuster has seen it is not.
Do you charge to come out and look?
No. The inspection and the written quote are free, and you keep the photos whether you use us or not.
